What type of housing is available at Overture?
Overture is a new and fresh approach to 55+ living. Our communities and apartments are built for people who are 55 years and older in mind. At least one leaseholder must be 55 or older to live at Overture. We offer modern apartment living with all the personal touches of home ownership without the worries and hassles.
Are my grandchildren allowed to come and visit?
Of course, we welcome them with open arms.
Does the apartment include a washer/dryer?
Yes. All of our apartments have full size washer & dryers.
When something breaks in the apartment, who fixes it?
We have a professional maintenance team onsite during our regular business hours. Our maintenance team is available 24 hours a day in the event of a maintenance emergency.
Is there parking available?
We have many options when it comes to parking. In addition to the surface parking around at our community, we have reserved spaces, covered parking, garages and direct access garages. We also have storage opportunities available.
Do you allow pets?
We do welcome cats and dogs of all shapes and sizes. There are some dog breed restrictions and fees that apply so please ask a leasing associate for additional information.
Do you have Elevators?
The floors of our building are accessible by elevator. We also have stairs for those who want to run flights.
Do you provide a cleaning service?
We are happy to help arrange for a cleaning service through our concierge services desk.
Are meals included?
We offer a daily continental breakfast in our great room, The Scene. We often arrange a happy hour or two during the week. Refreshments and snacks are available during designated hours at Café Nosh.
When it snows/ices do you have proper measures to clear walkways?
This is one thing you no longer have to worry about when you become a resident at an Overture community. Maintenance has you covered, or the sidewalks, that is, within our community.

How do I apply for an apartment?
You may complete an Application online or in person at the leasing office. In addition to the Application we require proof of income, photo identification and an application processing fee.
What are the qualifications needed to rent an apartment?
As with a traditional apartment home, we require the following: (1) employment verification, (2) current income, (3) credit history, (4) rental history, and (5) criminal history. This information is verified by a third-party screening company.
Uh no, I have NO credit, bad credit or in the processes of a short sale or foreclosure on my current home?
We combine credit scores along with your monthly income to make a decision on approval. We also offer alternative options, such as putting down an extra security deposit or allowing co-signers on your lease.
I am so excited. I have applied for an apartment, so now what?
How long will it take for my application to be approved?
In most instances, Applications can be approved the same day.
What are my options for paying my rent?
Rent is due on the 1st of each month. Rent payments can be made at the leasing office or paid online through our Resident Portal, which offers a variety of ways to pay your rent online.
Am I required to purchase rental insurance?
We do require renters insurance. To help our residents obtain renter’s insurance at competitive and negotiated rates, Greystar offers. However, you may obtain coverage through any company.
Common questions that come up after you move in
What are the hours of the fitness center?
With the key fob we provide you at move-in, our fitness center and all our resort amenities are accessible 24 hours a day.
During which time periods is the pool available for use?
You are welcome to take a plunge in our pool when it is open from Memorial Day to Labor Day during leasing office hours. The sundeck at The Plunge is available any time.
What happens when I receive a Package?
Our concierge services includes package acceptance. If you are not home to accept a package we will accept the package for you and safely store it until you're ready to pick it up during office hours.
Can I modify my apartment?
Unfortunately, you may not make any alterations to the apartment home, including installing any appliances, locks or other equipment of any kind without prior consent from our office. Custom paint program?
Can I have a satellite dish?
You are permitted to have a satellite dish if you have an apartment home with a balcony, provided the dish is free-standing on the patio. You may not mount the dish to the building, railings, in the common areas, etc. and you are not permitted to drill any holes in the building or walls. Please check with our leasing staff before signing up for satellite service to insure compliance with our policies.
